10TH AVENUE RESIDENTIAL DEVELOPMENT
The project for 740 Tenth Avenue has grown out of a developer’s willingness to carefully work with existing tenants to plan for redevelopment of three tenement buildings at 736-738-740 Tenth Avenue. By fully renovating 736 prior to starting work on 738 and 740, enough new units will be created to relocate existing rent-regulated tenants planning to remain in place. By helping the owner carefully plan in pre-design we have helped maximize the property’s economic potential.
Air rights from 736 will be transferred to make possible a fully new building of 8 stories tucked behind the refurbished existing facades of 738-740.
The condition of the existing facades is remarkably good. The cast iron columns and moldings at the street level are worthy of retaining, as are the upper floor façades of brick with their cast iron lintels and cornices.
The old façade will be supported from behind by a reinforced concrete frame. The new building will hold a new basement with gym and bicycle storage and eight floors above ground. The existing ground floor restaurants will return after renovation. In total there will be 21 new market-rate apartment units ranging from studios to two bedrooms.
